The Approach
What if people could shape the environment they live in? At Orchard Farm, careful design and planning make this vision real.
Set across six hectares of former farmland on the edge of the Kent Downs Area of Outstanding Natural Beauty, this award-winning self-build development is redefining how people build, belong, and live together.
The masterplan draws on East Kent’s timeless character, transforming the rhythms of farms and hamlets into a framework that balances clarity with flexibility. It reflects placemaking and collaborative design principles, while offering structure without limiting creativity.
Planning permission for Phases 1, 2, and 3 is secured. Flexible plots, design codes, and Plot Passports guide development without prescription, allowing a diverse mix of homes within a coherent, evolving landscape setting.
Community life flourishes around shared courtyards and a central Orchard Park. Meandering lanes, paths, and trails encourage walking, cycling, and active living. Biodiverse meadows, orchards, and ponds support wildlife, as well as celebrating the changing seasons.
Homes are unique yet harmoniously integrated, meeting diverse needs and celebrating individuality, inclusivity, and connection to the surroundings. Residents shape shared spaces, which helps foster collaboration, social richness, and belonging.
Orchard Farm offers more than the chance to build a home. It is a place to live collectively within a remarkable landscape, guided by a simple idea: in this way, those who inhabit a place should have the power to shape it.
