The Approach
Mayland is a village like no other. Born from the radical plotlands movement of the early twentieth century, its streets still carry a spirit of independence. Over time, residents have shaped their own way of living, seeking freedom, creativity, and connection with the landscape. In this way, the village has maintained a unique character.
Despite its spectacular location on the Dengie Peninsula, overlooking Lawling Creek and the tidal Blackwater Estuary, Mayland has struggled to realise its potential. For instance, the waterfront feels distant, the coastal path is hard to reach, and public spaces remain limited. At the same time, key assets—from flood defences to historic orchards—are underused, therefore missing opportunities to enrich community life. Additionally, some everyday spaces lack clear identity, which further reduces their potential impact.
The Mayland Neighbourhood Plan and fifteen-year spatial strategy was developed collaboratively with the people of Mayland and Maylandsea. Commissioned by Mayland Parish Council and created alongside the University of East London and Studio Vandelvelt, it emerged from workshops, community mapping, and open dialogue. Consequently, its authority comes directly from residents of all ages.
Ten guiding principles now shape action across the waterfront, Lawling Creek, housing sites, green corridors, and cycling networks. They provide a flexible framework for new homes, improved infrastructure, and meaningful public spaces. By embedding placemaking and community engagement at every stage, the strategy strengthens social connections and, in turn, everyday life. Moreover, it encourages residents to take an active role in shaping their environment. Furthermore, it inspires a long-term vision shared by the entire community.
Through this approach, Mayland can reclaim its story, celebrate a bold and experimental past, and ultimately shape a future defined entirely by its people.
